Paul H. Schaffner, MAI

Certified General Appraiser

BACKGROUND:

Paul H. Schaffner is a State Certified General Appraiser, licensed in Oregon, License No. C000117. He is president of Charles P. Thompson & Assoc., Inc., in Eugene, Oregon. He is qualified to appraise, review, and consult on all types of properties.  In addition, he is qualified as a real estate consultant. His geographic area of expertise is generally Western Oregon from Klamath Falls to Portland.

EXPERIENCE:

Paul has been appraising full time since March, 1978. He received the MAI designation from the Appraisal Institute in April of 1986.  He has testified as an expert witness before the Lane County Board of Equalization and Circuit Courts in several Oregon counties. Paul has served on the Board of Directors of the Greater Oregon Chapter of the Appraisal Institute, chairing several committees.

EDUCATION:

Paul received a B.S. Degree in Agricultural Economics and Business Management from the University of California at Davis in 1976. He received a Master’s Degree in Business Administration, specializing in Real Estate, from the University of Oregon in 1977. He has completed all education requisite for the MAI designation and State Certification.

BACKGROUND

Emily has been appraising since February 2012; her area of expertise involves estate planning services and appraisal review. She has been a Practicing Affiliate of the Appraisal Institute since January 2008.

EDUCATION:

Mrs. Atterberry received a Bachelor of Business Administration with an emphasis in Marketing from Gonzaga University in 2006.  She has completed all education and work experience requisite for the State Certification as a Certified General Appraiser through the state of Oregon.

How to prepare for an Appraisal

To help the appraisal process go as smoothly as possible we recommend you take the following actions and prepare the listed documents, if available, for the appraiser.  Once your appraiser has arrived, you do not need to accompany him or her along on the entire site inspection, but you should be available to answer questions about your property and be willing to point out any home improvements.

Accessibility:

  • Keep a leash on pets or remove them from the property.
  • Make sure all areas of the home are accessible, including the attic or crawl space.
  • Replace light bulbs so rooms have adequate lighting.
  • Ensure furnace and water heater are accessible.
  • Mow your yard and trim your bushes or trees (Recommendation)

Documents:

  • Copy of original house plans if available.
  • Information on any written private agreements, such as a shared driveway with a neighbor.
  • A copy of the current listing agreement and broker’s data sheet and Purchase Agreement if a sale is “pending”.
  • A list of any personal property that is part of the home and you intend to be sold with the home, such as a refrigerator or washer and dryer.
  • Title policy that lists encroachments or easements.
  • Any inspection reports, or other recent reports for termites, your septic system or your well, if applicable.
  • A copy of the current HOA or condominium covenants and fees.
  • A list of any major home improvements and enhancements (for example, the addition of central air conditioning or roof repairs). Please include the purchase and installation date, along with permit confirmation if available.
  • A list of “proposed” improvements if the property is to be appraised “as complete”
  • If applicable, provide the condominium budget and year-end statement.
